Place and monitor advertising for your property.
We prepare the photos.
We create attention-getting advertisements.
We answer the inquiries.
Pre-qualify applicants.
Run credit and criminal background checks on prospective clients.
Show property to prospective clients.
Prepare lease, and attend signing by approved tenants.
Perform walk-through at the time of tenant move-in.
Collect rents for the duration of the signed lease.
Rents are deposited to owner’s account or mailed within 3 business days of the date of collection.
Handle all the scheduling and supervision of all necessary minor repairs.
Owner approval for any repair over $300 unless it’s an emergency situation.
Any repairs that require multiple bids or estimates or will exceed a total of $500 in cost are the owner’s responsibility to schedule and manage.

A contractors fee of 10% of the total repair for KC Home Rental to bid out, schedule, and handle inspection and oversight of such repairs.

Post, transmit, or otherwise convey any/all necessary legal fees including court costs.
Referral fees for new tenants are a one time charge of 50% of monthly rent amount.
Owner has access to all information relating to new tenants.
Owner has final approval for the new tenants.
