Listing your property
Advertising starts as soon as you sign a contract with us. There are absolutely no up-front fees, and you can cancel at anytime without a penalty. We utilize all of the most popular websites for advertising your property and are constantly on the lookout for the newest ways to attract quality renters. Our leasing staff will visit your rental and take high quality photos so that we can present it in the best possible light. We offer a variety of methods to show your property, from personal tours by leasing agents, to using a Smartphone app that allows tenants to register and schedule their own secure showings for vacant homes. We have sophisticated tracking tools to give us immediate feedback on how the listing is doing, so that we can adjust on the fly if needed.
All of this is done with one overriding goal in mind: to quickly find a quality tenant who will rent your property at a maximum rental rate.
We verify income, rental history, and conduct a detailed background and credit check on every applicant. We handle all leasing documents, deposits, move in inspections, and help you with any rental property licensing that may be required.
We absolutely guarantee every tenant completes at least 4 months of paid occupancy on a year lease. If they don’t stay at least six months, we will find you a new qualified tenant FREE of charge.
Our fee is not due and payable until we move a qualified tenant into your property.
The fee amount is 50% of the monthly rent amount based on a 12 month lease, or $650, whichever is greater.
When a tenant renews for another year, there is a one -time flat fee of $200. An optional interior and exterior inspection report with photos can be done at the same time for a fee of $125, if requested by the owner. (Out of town owners appreciate this option.)
